St Peter Chapel & Ministry Center
iiCON Construction was selected as the best value to renovate the original St. Peter Chapel that was constructed in the early 1900’s and bring it back from alternative uses to a sacred place once again. Additionally, we were contracted to construct a new 2-Story addition intended to become the Ministry Center for the Parish.
The Chapel Renovation included structural reinforcement to the floors, walls and roof as well as additional support to the original 2 foot thick stone foundations. This portion of the project now includes a new altar, stained glass windows and finishes that are consistent with what the original Chapel looked like at it’s inception. iiCON incorporated energy efficient windows, insulation andmechanical systems as well as fire sprinkler systems to the Chapel.
The new 12,000 sf two-story addition is now the home to all of the various ministries for the parish. This includes meeting rooms, kitchen for funeral and gathering events, offices, library and restrooms. iiCON worked closely with the Electrical Utility to relocate the primary overhead power to accommodate the safe construction and maintenance of the building. Finishes for both phases included fresco painting, polished concrete floors, carpet and wood floors as well as built in custom casework.
Design-Build Project Details
When St. Peter Catholic Parish in Monument needed to expand their facilities, they faced a unique challenge: how to preserve their historic 1912 chapel while adding a modern 11,200-square-foot ministry center. As their CM/GC Contractor, iiCON Construction stepped in early during the design phase to transform this vision into reality.
The project scope included renovating the existing 800-square-foot chapel and creating a two-story addition featuring 11 meeting rooms, 4 offices, a library, and a warming kitchen. This expansion would solve the parish's critical space constraints and eliminate their reliance on school classrooms for church activities.
Our early involvement proved invaluable when initial cost estimates exceeded the parish's budget. Through strategic value engineering and close collaboration with subcontractors and the design team, we developed solutions that maintained the project's integrity while optimizing costs. After careful consideration, we recommended upgrading from wood to steel construction, ensuring long-term durability and value.
The historic chapel renovation showcased our problem-solving expertise. Upon discovering structural issues with the original floor, we implemented an innovative solution using specialized LVL beams to provide proper support while preserving the building's historic stone foundation. We also transformed the ceiling to a cathedral style, accommodating a custom altar from France - a complex operation requiring complete truss reconfiguration and structural reinforcement.
A significant challenge emerged when we discovered the new addition would be too close to existing power lines, violating OSHA safety requirements. Rather than compromising the building's design, our team coordinated with local utilities to raise the power lines, maintaining the project's original vision while ensuring safety compliance.
Throughout the project, our 80/20 principle - completing 80% of submittals in the first 20% of the job - proved crucial. This approach allowed us to identify and resolve potential issues early, minimizing delays and maintaining project momentum. Despite numerous challenges, we completed the project in January 2020, delivering a facility that seamlessly blends historic preservation with modern functionality.
The finished project stands as a testament to iiCON's commitment to quality, innovation, and problem-solving. The renovated chapel retains its historic charm while meeting modern structural standards, and the new ministry center provides the growing parish with much-needed space for their vibrant community activities.
