Nadine Hensler brings nearly two decades of experience leading commercial and civic projects across Colorado. Her perspective blends design leadership with real-world constraints.

When asked what is shaping architecture right now, her answer was clear:

“Good design today has to be responsive, but responsible.”

Key takeaways for owners and project teams:

1. Time and cost are still underestimated.
Design, permitting, and procurement timelines are not shrinking. While the Pikes Peak region moves faster than some major metros, overall construction costs continue to rise.

2. Early clarity drives better outcomes.
Clear priorities and timely decisions early in the process allow teams to stay proactive instead of reactive.

3. Technology does not replace collaboration.
Tools support coordination, but successful projects still depend on communication and problem-solving.

“The best projects come from unified, solutions-based teams that communicate early and often.”

Her advice for long-term planning was direct:

“If there is a real need today, waiting rarely makes it cheaper.”

Inside the Cheyenne Mountain Zoo Giraffe Habitat

Behind the scenes at Cheyenne Mountain Zoo, the roof tells much of the story.

The new giraffe habitat is anchored by the Plaza and enclosed by what will become the largest ETFE roof used in a zoo in North America. ETFE was selected for its durability, light transmission, and long-term performance. The system includes built-in redundancy, repair protocols, and a robust backup power plan.

To get it right, zoo leadership traveled abroad, visiting Zurich Zoo and multiple zoos across Germany, and more to study how leading facilities are using ETFE and designing dynamic animal environments.

Projects like this move forward through constant collaboration and informed decision-making, especially when innovation is paired with lessons learned from leading facilities around the world. With a scope this large and dynamic, our President likes to joke that this is less design-build and more “build-design,” a reminder that adaptability is just as critical as the plans themselves.

Building for 2026: Financial Forecast & Workforce Readiness

The conversation around what actually matters over the next 12 to 24 months is not slowing down.

Earlier this year, Associated Builders and Contractors Southern Colorado brought together leaders from across construction, design, development, and finance to dig into that question. The focus was not headlines or predictions. It was a practical look at economic trends, workforce readiness, lending conditions, capital planning, and commercial real estate timing, all through a Southern Colorado lens.

The room reflected where the industry is right now. Thoughtful, cautious in some areas, and still actively looking for opportunities to move forward.

If you are making hiring decisions, evaluating capital projects, or trying to understand where things are heading, there were several takeaways worth paying attention to.
